Rent follow-up

Rent is paid by the tenant straight into your own bank account or UPI. We never collect or hold it.

  • A reminder to the tenant 3 days before the due date, and again on the day.
  • Every payment matched to its UTR and recorded against the right home and month.
  • A phone call on day 3 if rent hasn't arrived, with a date agreed and written down.
  • A message to you on day 7 with what happened and what we're doing next.
  • Yearly rent increases applied on time, as your agreement says.
  • TDS deducted by tenants tracked, so your CA has it at year end.

Tenant checks

The right tenant saves a year of trouble. We check before anyone moves in.

  • ID and address checked, with your consent records kept as the law requires.
  • Employer or business confirmed, and references called.
  • Police registration of the tenant completed before move-in.
  • Move-in and move-out walkthroughs with dated photos of each room.
  • One point of contact for the tenant, so they never need to call you.

Repairs & upkeep

Small jobs get done quickly. Bigger ones wait for your OK.

  • Plumbers, electricians, carpenters and painters we have worked with before.
  • You set a spending limit; anything above it comes to you with a quote first.
  • Before and after photos, and the bill, for every job.
  • Repairs billed at cost, with receipts. No markup.
  • Society dues, maintenance and utility issues followed up for you.

Paperwork

Every document for every home, in one place, when you need it.

  • Rent agreements prepared, renewed and tracked, with notice periods and lock-ins.
  • Security deposits recorded, and settled properly at move-out.
  • Agreements, IDs, receipts and photos stored securely and shared only with you.
  • A statement every month: what came in, what was spent, what's coming up.
  • A year-end summary for your CA.

What we don't do.

  • Hold your rent money. It always goes straight to you.
  • Give legal advice. For disputes we work alongside your lawyer.
  • Promise guaranteed rent. We promise to follow up, every time, on record.
